How thermal imaging detects water
Water has higher thermal mass than building materials. When moisture is present behind a wall, ceiling, or under a floor, it creates a temperature differential on the surface that a thermal camera can detect. Hot water leaks create warm spots. Evaporating moisture creates cool spots.
FLIR camera specifications
We use FLIR T-Series and Exx-Series cameras: 640x480 pixel resolution, <0.03C thermal sensitivity, -20C to +650C range, multiple interchangeable lenses. Radiometric capture means every pixel contains quantified temperature data for analysis.
Common applications
Moisture mapping in walls and ceilings, slab leak detection (hot water), roof moisture surveys, building envelope inspections, pre-purchase inspections, insurance claim documentation, and post-restoration verification.
Limitations to understand
Thermal can't see through materials — it detects surface temperature. Deep moisture may not create a detectable surface signal. Cold water leaks in cold environments may not show a differential. We always combine thermal with other methods.
